What construction drawings your Kentucky permit office actually needs

The same handful of missing items send most residential plan sets back for revision. Here's the checklist we work from.

Requirements vary by county, but Kentucky residential plan review is fairly consistent about what it wants to see. If your set is missing any of the following, expect a comment letter.

  • Dimensioned floor plans for every level
  • Exterior elevations on all four sides
  • Foundation plan with footing sizes and depths
  • Floor and roof framing plans with member sizes
  • At least one typical wall section
  • Electrical layout with smoke and CO alarm locations
  • Energy code compliance notes
  • Egress window sizes for every sleeping room
  • Plot plan showing setbacks and easements

The two most common rejections

First: no energy compliance path. Reviewers want to see how the home meets the code, not just insulation values scattered on a note. Second: no braced wall or shear detail on plans with large window walls.

Call the office before you draw

Butler, Warren, Ohio and Grayson counties don't all ask for the same submission package. We confirm with the reviewing office at the start of a project so the set is right the first time.
