Our Design Process
From first phone call to permit-ready drawings.
You'll know what happens next at every stage, what it costs and who to call. That's the whole idea.
- 01
First conversation
A call or a sit-down to talk about what you're building, your lot, your budget and your timeline. No charge, no pressure, and you'll get a straight estimate.
- 02
Site and program review
We look at the property — grade, access, orientation, setbacks — and put your must-haves in writing so the design starts from real requirements.
- 03
Preliminary design
First floor plans and elevations for your review. This is the stage to move walls, resize rooms and change the whole look if you want to.
- 04
Revisions until it's right
We go back and forth as many times as it takes. Nothing moves forward until you're genuinely happy with the plan.
- 05
Construction documents
The full set: framing, foundation, sections, details, electrical and code notes — drawn for permit submittal and accurate contractor bids.
- 06
Permit and build support
We answer plan-review comments and stay available while your builder is in the field. You aren't handed a PDF and left alone.
What we need from you
The more of this you bring to the first call, the faster the design moves.
Your lot information+
Address or parcel number, survey if you have one, and anything you know about setbacks, easements, septic or well locations.
A rough square footage and room count+
Even a range helps. Bedrooms, baths, garage bays, whether you want a basement or a bonus room over the garage.
Pictures of what you like+
Photos, plan clippings, saved posts — anything visual. It's the fastest way to communicate a look.
Your budget and timeline+
A real number, not a comfortable one. It lets us design something you can actually build this year.
Your builder, if you have one+
If a contractor is already involved, we'll coordinate with him directly so the drawings match how he builds.
